I just got my real estate license and am now searching for a broker firm to align with.

Now according to the FEMA FIRM, this ditch and the land adjacent (the 2 houses described above) are in the 100-year floodplain (which i think is ridiculous bc we've had several floods exceeding the 100-year in my life and it has never over-topped...there are steep embankments on either side that help with flood conveyance).So, the neighbor is looking to sell off market and has given me the chance to offer.

Honestly, you should be sitting down with brokers for a few different firms near you and making a decision after getting in-depth info.

I definitely wasn't aware of the costs until I visited a brokerage firm.

My neighbor who is listing his home with a local realtor told me "pick any other brokerage firm as long as it's not Redfin. 

Locally, I’m sure you can find an investor friendly firm by asking around the local REIA.

We use Mojo accross our property management firm here in a Chicago and Suburbs and it automates all the calls to viewings using a screening system with questions you create. 

Most firms will provide a free feasibility study for you to assess the costs/benefits.
