That will make it even harder to clean the place up and evict the non-payers.Lower C and D class properties will cash flow hand over fist... but you'll need to fight with both hands to manage the properties.IMO, sounds like you're buying yourself a job, at least in the interim.

The reason I ask is by your post you do not know what financing is out there and what you could or could not afford.If you have the capability today it might be smart to lock in at least one property while caps are good and terms and amort. is great.

Values on the adjoing subdivision will probably go down, due to the increased traffic, noise involved (there will probably be live entertianment) fights in the parking lots etc.

Please be prepared to spend a little (padding, insulation, etc) to keep any good downstairs tenants from fighting with upstairs tenants over squeaks and overhead noise.Don't let foot fall noise blind side you.

I've been raising my rents $100 to $150 this year and still have tenants fighting over my rentals.
