If they are changing jobs, they need the new job first and you need to paychecks or offer letter with salary or maybe even the first two paychecks at the new job, depending on their level and income.Ask them about deposit and rent.

You might be shocked by the amount of toilet paper some people use for their "functions" and some of the fancier stuff does not disintegrate as easily.Personally, I cannot remember a single place I've ever stayed in my life - STR, hotel, whatever - that I can remember liking or disliking the toilet paper.

I can't see but maybe the wooden piers are sitting on sonotube concrete piers embedded in the ground which might change things.What I would do is get with a few major local lenders and maybe ask them what they would need to make sure the little studios (that is what I would call them, not yurts) are maximized for value.
