It’s honestly a waste of my time and resources if I’m bringing along market experts such as contractors, agents and photographers and getting detailed information for the buyer, if they’re just going to walk it themselves out of fear.That’s the reason I quoted the book, that paragraph resonated with me and THOSE are the type of buyers that I need to work with; they know exactly what they want, they’re serious and let numbers and “proof” guide their judgement, not emotion.

Instead of "go to school and flounder for a bit until you figure it out" because for me it was emotionally exhausting knowing that I was spending money I didn't have to work towards a goal a didn't have yet and there is a real amount of pressure to figure it out ASAP.I guess the best way to skip to my point is to say this...

I initially asked that the dog stay outside with someone while we look at the house but she immediately claimed the dog as an emotional support dog so for sake of argument I said that's fine and let them come in.

Often these things have big emotional impact, a few hundred dollar value theme park day pass/thing for a small family and they will think you Mother Theressa and tell everyone what there landlord did for them, a few hundred bucks and they will say "hey, thanks".
