If you are building across the street from an elementary school, then more 3 bedroom may make sense.

They could have staged the second event as you suspect, which if they did that is big trouble.

That's all that matters, and on the urban edges in areas like Smyrna, focus on elementary schools for values.

At this stage, I'm not ready to buy.

I then either empty them (most are bought with the property empty to start)  for a full renovation or in case of "stacking" like last year I do enough reno to rent them profitably for a year and hold them off so I'm staging my renovations to use my crew on a constant basis. 

Just at that stage, I am struggling to see where the value creation is!

Hi Jim, the landlords are out there and I would suggest focusing on buildings that are newly built or rehabbed and are in the very early stages of pre-leasing.
