Nice to see another newbie mixing things up.

I get a great mix of cash flow and appreciation.

Reading about Dallas and how hot it is, you get mixed opinions between "there are still deals everywhere" and "you're late to the party, the time to be investing was 5 years ago." 

I think they have to do a yearly inspection too, which adds more $$ into the mix.

I’ve been thinking about refinancing but am hearing a lot of mixed reviews and not sure what the right move is?

I have read mixed reviews about this and as this would be my first deal in multifamily I thought it would be helpful to have someone who is looking out for me more.  

More info is needed about your equipment and what your tank temp is, and include what house heating you have. there's lots of answers like raising the temp and adding a mixing valve if you don't have one, but I need to know more.

I've been having some difficulty finding a bank that would offer an FHA option for a mixed use property (2 residential, 1 store/office).

Look at the tenant mix (probably a lot of personal service types in that area), how many times they've renewed, length of the leases etc.
