I agree with George I have done several houses in IL and IN and when it comes to basements flooding (which is common) I normally dig around the basement walls then put a sub pump in the corner all water mainly runs in the drains to said pump and pump throws it out the basement.

It turns out it was a corroded galvanized drain pipe ( the 4-plex is probably 75yrs old) so when a sink was on upstairs a significant amount of water leaked.

For example, I personally can't stand tri-levels but there are a ton of those in my area and people seem to keep buying them.Risk of flooding, sewage - that makes me think there is a drain in the middle of the floor like you do have in a lot of non-living space basements.
