It may vary state to state, but here in NM, if there is lead based paint, even your window guys need to be qualified / certified to work with lead based paint, as window replacement generally disrupts paint around the framing.Remember also that during the flip, you may then know material facts about the property that were previously latent- e.g. electrical concerns etc, which you must disclose if not corrected, so definitely fix and sell a great product.Good luck!

I fully suspect that the disorganized, rumble tumble way of the rehab, flippers and buy-and-hold rental community will be disrupted by the growing expansion of Wall Street, new state laws, government housing and regulated firms that will disrupt our real estate industry in the decades ahead… Maybe sooner.

If it were me, and I could renovate one unit without much disruption to the other tenant, I would send notice that you are not renewing lease to one tenant, and keep the other while unit 1 is being renovated.

Hi, thanks everyone, well there is always one, lol, the problem with the caht is that when you are trying to set up the convesration or answer a question, if someone jumps in, it really disrupts the class so to speak.
