You certainly have a sound plan, but as stated above, make sure your wife can qualify as a REP @Brandon Hall just wrote a very detailed free E-book about the subject.One detail I will correct, is that the extra depreciation created by a cost segregation study, first goes to offset your rental property income, and any remaining passive losses can then be used against your W2.It's a good plan, and I see many people doing the same.

I would agree with @Greg Dickerson development is not something a one size fits all e-book will get you anywhere but in deep trouble.

I also checked out your site, tried to get the ebook but kept getting "403-forbidden error" when I submitted my info. 

Sadly, these type of folks, will continue seeking that easy button, I mentioned above. being generated in upsell, and Most of what I have experienced, is what is their business model has become, is mastering the next upsell and “ADD TO CART”that “ONE” more eBook or “MAGIC Tool” that you “MUST HAVE” for your best odds, at really achieving success, feature.I have experienced that most of the experienced veterans in the REI niche’ online, are getting filthy rich.
