I get three comps from redfin that are the closest in radius to average out an ARV.

It's a good starting point to see what is normal in the closest major city to you.

I have attached a image below I could find closest to the one I have, mine looks like the square ones, and I have two.  

I just came across a listing for one that's 1.5 hours outside of my Booming hometown, and about 30 mins from a fairly large town....but it's literally closest to a place classified as a ghost town.
