There are some very clever photographers out there.

Very clever strategy and niche - sort of blends the benefits of MTRs (premium yield) while de-risking with long term leases and high quality tenants.

The seller needed a specific monthly payment, and while I attempted to be clever by splitting it into a flat principal and interest payment, I should have seen the better option.Instead of a single flat payment, I should have separated it into two portions: one for the flat principal and the other for an amortized portion.

I actually bought a program from Clever Investor and they specifically teach you about wholesaling & they give you the contracts and such.

A much better way is to buy the properties and stop trying to be clever.
