The San Pedro area is a charming, older community 25 miles from downtown Los Angeles adjacent to the Los Angeles/Long Beach Port Complex.

It’s a really nice, newly updated 1bd/1ba condo in a ski community, so the inside truly is charming, but the building and the unit’s location within the building lack that “Wow” factor I see on so many listings.

I love real estate.

Shared with them that while I like the property and its charm,etc., that they deal was too much for what I would like to pay and if they can get $1M then they should get it - they both said well... we dont think it will go for that much.

However, I love real estate investing. 

Has a ton of the midcentury charm, I wouldn't change too much.
