After the hardwood floor, it will need to be run under the dishwasher and the refrigerator any way. i always run the wood/ tile/ vinyl first then install the carpets - saves on cuts and looks better.

Is there anything unusual that stands out (stain on carpet, torn lino in kitchen, scuff marks on walls or doors, etc.)Personally, I think that your property manager is probably wearing too many hats and falling behind on communication because of the workload.

The deposit helps offset the risk of the damage they might do.Some pets can eat/scratch/damage doors and moldings, but the biggest thing I see is destroyed carpet.
