For simplicity sake in just browsing deals I haven't detailed expenses such as cpa, advertising, etc.. and am just using the 50% rule, so yes repairs look high but that really should be labeled 'all other expenses' to get to 50%.I have open terms with my bank for 15yr @ 4.5% & 30yr @ 5% at the moment which is prob average?

Instead, I'd recommend browsing through the Bakersfield thread and looking around there so you can see good examples of my financial breakdowns of specific properties and other analyses regarding investment properties in Bakersfield.Without going into too much detail, I'd highly recommend looking for a small scale multi-unit property (2 to 4 units) because in my experience they tend to cash flow much better here, far better than SFRs.
