We get a huge influx of IL folks crossing the border because of the school system and cost of living.

Particularly on the Maryland side of the border where wholesaling is sort of a gray area.There is also the fact that it is constantly pounded into our brains by our local Realtor board that we are licensed to help in the purchasing and selling of properties.

This is my first investment property purchase.Location: Sugar Creek (right on the border of Independence, close to the intersection of highway 24 and Sterling Ave), neighborhood rated B+, low/no crimeProperty: Built 1917, 6 bedroom 3 bath, 2 story, 2,200 square feet, 2 car attached garagePlanned Renovation: New tile flooring in kitchen and baths, new countertops, new carpet throughout, appliances, new light fixtures, interior paint, exterior pain, new water heater.  

I've never had an issue with my rental because people jump the border for the better schools (vs south Chicago suburbs) yet lower cost of living.
