So it does make sense to contribute to a Roth IRA instead.But for the sake of others reading this thread, a Roth 401k can be have a significant advantage over a Roth IRA just in the contribution limit - $18k vs $5.5k annually.

The tenants' situation may change causing them to behave differently 6 mos later, but it will always be the tenants that YOU found. 

They should be having no issues to rent unless bad credit or something of the like. 

Wanted to begin a discussion where others can share research they've conducted on which areas seem to be having the most jobs moving in.

When everyone knows everyone then there is a lot of pressure to behave yourself or word gets around.  

My goal is to be my own boss in one way shape or form, whether that be having enough rental income I can quit my job and go full time or using that rental income to start another business and keep Real Estate Investing on the side.
