Best path to deal with personal foreclosure?

Someone I know is and will be having a hard time being able to come up with her house payment from here on out. It is apprx. 635/month and is financed through the people who sold it to her, not an institution. It values at 124,000-130,000 and there is 82,000 left on it. She is now four months behind on the payments. Would someone please reply with some sound advice on the best courses of action? Thank you.

Thank you Dawn and Ron for your advice. I've talked to her about the options for selling and I think she has seen the reality in what has to be done. A colleague of mine is in the pipefitters union and has potentially offered to renovate the house for a share in the sale. Thanks again for your replies.
