I just stayed in a hotel in Moab and we had an A/C issue and it took two days to resolve and, honestly, that's not that out of line with my normal experience at hotels.I don't know where people dreamed up this idea that all hotels have someone waiting outside your room ready to resolve anything in 5 minutes. 

And this is a biggee wading through the fake lenders or the Joker brokers that tell you what you want to hear  but cant get the deals funded and you lose the deal and a lot of money.3. with actual PML  private people  usually have very limited funds so cant scale with them.. they can have a life event and just stop doing loans all together..

Congratulationswhat you’ve found that both the INVESTMENT side of real estate, and theBUSINESS side are very competitive; therefore profit margins are compressed, so those “home runs” people like to bragg about are actually quite rare.  

Know tons of people dropping $250k on a suv, i won't, I don't care how shiatsu on my bum it is, ok maybe I care a little lol, but point is it's only worth what it's worth, right. 

Not the cash flow play a lot of people expect. 

There are so many great people and resources throughout BP that will be great to build a foundation and continue you learning.

Most people selling properties are not professional investors.

My 2 cents is prices are crazy inflated right now, but believe it or not I think it will continue because of continued demand pressure for the area from people fleeing higher cost of living areas and moving there, with access to 87/17.

Get them out and start with leases and only rent to people that you have screened.
