I'd also suggest for you to talk with other companies and go visit your top 2-3 options in person to get a better idea of the teams and systems/processes that they have. 

As a PM the only time I pay extra for hot tub service is 1) a complete drain scrub and refill (happens every 1-3 months, $120) or 2) If a technician visits to fix a problem ($125 trip cost) Hope this helps!

We live in Nevada and want to build a short term rental in Big Bear CA, with the potential of having a Next Gen option so we can also visit on holiday weekends, while staying in the Next Gen Suite.All three of my house I’ve owned were new builds, as they were my primary residence.

We would introduce you with those property manager(s) early on so you can learn more about them and ask them questions.We always encourage all clients to come out and visit with out teams, see our properties, learn about the neighborhoods, etc, etc.

Some people do have success on Facebook pages but it can be a bit challenging as Lindsey mentioned. 

Some areas have specific departments or webpages dedicated to housing or zoning regulations that can provide detailed information.Another effective approach is to connect with local real estate agents or property managers who specialize in short-term rentals.

By talking more to the police, we found out that the main tenant had a long history of inviting guests in exchange for help around the house and that those relations would always turn tumultuous and that the police visited the house several times each quarter over civil complaints, suspicious activity, noise, drug related activity, and a bunch of other civil nuisance type of calls.

Then the contracts, disclosures, etc. coming in around 100 pages.
