We have done these three-times; the last duplex we live in seems like we are living in luxury with 1300 sq ft vs. 1,000 as we now have two bathrooms, a second downstairs living room for all the kids' toys, and the entertainment, and a covered deck for grilling.

At Christmas, my wife and I buy toys for properties with kids, I give the kids small $ amounts for A’s on their report cards, I randomly pop up with ice pops or popsicles on hot days, I’ll crossover a few kids on the court or just chat with tenants while I’m at properties.

@Linda S.Thank you so much for your input.My update said the applicant didn't work out, which was not due to the dog.While I understand what you're saying, thankfully our weather don't usually get to those temperatures.As for our dogs, I highly doubt they were miserable as they had more than adequate open play area, designated droppings area, dog houses, dog pools, toys etc and we interacted with them when we got home plus they were allowed to go run off into the woods and had 14 acres of land to play with.With that said, this would have been a temporary situation, with an end date prior to harsh summer or winter, until the Tenant was able to afford more long term permanent solution.I had also said there was a backyard for the dog to be with its owner and they could have also used the back covered porch.Thanks again and I am happy I am a part of this awesome diverse community.

My hope is that in the offseason I can find a way to market to people to come a day early to enjoy the area and be able to enjoy a low stress day getting to the ship that involves no delayed flights or missed shuttles (Im even toying with the idea of offering transportation to the ship).

If I were to do a cash out refi to access any of the equity I have built up in the properties I would be losing out on cash flow due to the current rates being much higher than my existing rates.I have been toying around with the idea of selling the rental properties and doing a 1031 exchange into a small multifamily building or multiple duplex/quadplex's once all of the leases expire next year in hopes that the interest rates will have dropped by then.

I remember a mentor of mine (in a different industry before I got into real estate, where cold calling was also a big part of the strategy would say) "Don't look at a no as a bad thing, actually its a good thing, for every no you get closer to yes" I really appreciate it.
