I am looking for GCs that can do SF and MF, can do a new building on raw land, full rehabs of beat down properties, and touch-ups (I like the lipstick metaphor), and require little supervision.  

The interior needs minor touch up as well as paint and new carpet in the upstairs.My contractor did a walk through and estimated the repairs total 60k.

Does anyone have a recommendation for a contractor that could sparkle some wall corners and do touch up paint?

Yeah because it's hot market and he might know that he can get more than that if it just need touch ups. 

After every tenant turnover, do you paint touchup?

Any larger holes (these are not normal wear and tear) that need touch ups, hopefully you have some paint left over and can use it to touch those up after you've plastered.

@Sunny P. if you have basic FHA grade carpet, about every 5 years, I touch up paint every other year, sometimes longer if they have not been harder in the walls.

If you suffer from Paralysis my Analysis, I would narrow your investment strategy.Flipping is very different from buy and hold(passive).There are many different types of investment properties you can buy depending on your experience/ability to fix up.Paint and carpet touch-up - This investment property doesn't need much in get it rented outFoundation issues/fire/water damage houses - This type of house will be the best bang for your buck but it will require a lot of experience and expertise.Somewhere in the middle - this type of investment will need potentially a roof redone, water heater replaced, furnace replaced, mold removed, etc.

I paint all my rentals the same, so touch ups are easy.  

Most of the people have to sell ‘as is’.A thorough cleaning, some fix up and touch up, new paint and flooring, and nicely staged should do it.
