[OR]Maybe disconnect the cans electrical, and unscrew the can bulbs from the cans and tell the renter they don't work, then the wall switch then just controls the fan, put a light kit on it and pull cords to control it (maybe patch over can holes).

This is going to be a time consuming patch job.I have new renters waiting to move in, I do not want to hire a contractor, they will not be fast enough, they will not do a good enough job either.How can I charge the deposit for this? 

Trimmed trees, added lighting (interior/exterior), patched parking lots, cleaner landscaping.

Get it fixed and then patch and paint the ceiling.

We patched a few small holes in the main bedroom.

If the PM has been doing patch jobs, then talk to them and start looking for another PM. 

Small patch of land outside of town to rent out for camping, glamping, parking, etc...4.

Maybe a cheap patch of land outside of town, maybe an RV park.

Later when I discussed this issue with my new property manager, he told me that the previous PM could have “patched” the work to buy us more time and that I shouldn’t have been forced to decide right on the spot.Perhaps, everything happens for a reason.

Started with some of the obvious repairs, Kitchen faucet, fixed a interior door and patched some drywall.
