If you are set on your strategy of just adding 3 more rentals then you should probably leverage your network of lenders and discuss best options with them to free up some cash for more investments.

Hey everyone,I’m curious to know what strategies have been most effective for you when it comes to finding consistent, high-quality deals.  

This is often more difficult to find but one strategy would be to talk with STR investors who are active in the market there. 

I’m based in Colorado and have been investing here since early 2021, focusing on strategies like house hacking, rent-by-the-room setups, and flips.

But I see  so many people swear against Section 8 that it makes me think that I may be oversimplifying this strategy.

It’s easy to get caught up in the excitement of a potential deal, but skipping this step can lead to costly mistakes.Getting your real estate license is also a solid strategy just realize once you have a license wholesaling may not be in the cards as its a very gray area.Lastly, since you're planning to buy properties for yourself in 2026, start laying the groundwork now.

It’s just hard to believe so many investors believing that this investment strategy was anything but ridiculous.  

Both are strategies, it just depends on what you’re looking for now versus what you’re looking for later.

. :)Anyway, I like your strategy of driving and looking for houses in need of repair and sending handwritten letters and contacting rentals for the reasons you gave.
