As important as it is to find a good school, I think the most important factor is finding an energetic/lively instructor since the real-estate curriculum can get very dry and boring.

The other factor is that we have some "insider information" that relates to the project we are working on in the area. 

The main factor is that I just have an issue with tossing an elderly person with dementia unto the street while her family is trying to set her up with a skilled care home.

They could turn the place into a "grow factory"3.

The other big factor is how much work you are doing yourself vs. how much you are farming out.

I did not run a background, credit, landlord, and employment check as of yet so the age of the kid is not a factor. I

The determining factor is really what you challenges you are willing to take on (ie roommates or long distance).Best of luck with your investment journey.

As others have mentioned, I would definitely go the MFR route because in real estate the most important factor is the number of units/doors because you can scale a lot faster and particularly with the MFR you can force the appreciation.

The second key factor I found is that as you develop a rapport with potential partners they learn to know like and trust you -- and that's just as important as knowing that you are competent and knowledgeable note investor.
