Smaller markets that didn’t have as much of an appreciation spike didn’t suffer as much.FYI as of recent (Q1 2020 data), "big" markets in Washington state such as Seattle, Bellevue, Tacoma are less overvalued (based on price-income relationship at the county level) than the state itself.

I had 3 Investment Properties and had left my job in 2004, mainly because I didn't need to work again with those already owned Investments.However, I made plans to quit my Corporate Job and decided to pay off one of my Investment Properties in order to increase the Cashflow to make sure I have my cost of living expenses covered.Hopefully all of your 1st Mortgages are Fixed Rate so that they won't get killed should Rates continue to spike

If you get a well located property in the Tampa market, with modern finishes and well designed/furnished with appropriate amenities, you can still cashflow even with optional management and the high rates.I do firmly believe when rates go down in 2024 demand will spike and so will values, so I think buying now is still a good idea.
