Hello BP community, after hours of education via books, podcasts, and meeting with local investors, I have built my own cashflow spreadsheet and attempted to analyze a random local property on Realtor.com to practice my analysis skills.

@Chris Mason   I think it was an attempt to prevent illegal bundling of certain services but I agree it might have caused more problems than it solved.

BUT, if one of us can get away from work for an hour over lunch, we always attempt to do so. 

Again, let's say I continue to carry out this process and I'm 7 properties deep and on the sale of the 7th property I do not purchase another property in attempts to avoid capital gains.

Our goal is to purchase a 2-4 unit property in Marquette in an attempt to house hack and save on expenses.

A bunch of issues occurred - storm window "fell off", front door was broken in "attempted burglary" (according to on of them, other one said that the pane and the lattice work between "just fell off"), gutter fell off the back. despite the lease stating that they must notify me immediately, they did not.

One thing that we must understand is not only wasn't Rome built in a day, but if the architect attempted to build it himself it would have never been done.

How likely is a bank to attempt to sell the property for anything more than what is owed on the mortgage?

Our agent has requested (with no success) the listing agent to provide the signed document for our lawyer, I’ve also made an attempt to contact the listing agent (with no success as well).

However, what I meant was being courageous in at least trying to start low... to me as the buyer, that's being "bold" and trying to attempt something that may or may not work.
