I grew up north of San Francisco and moved out here to live and invest.

I live between Somerset and Middlesex counties, so I’ve definitely noticed how tight the inventory can be.

So white shaker cabinets and quartz countertops really don't get a premium, because a majority of the tenant base would rather save $200/mo and live with the oak cabinets and laminate counters.  

If you want to run a charity for your relative, then you could just help them with the mortgage, or buy the house from them for a great rate and let them live there cheaply.

And there are even more carriers who would insure co-living rental w/o owner-occupied - for example Obie.

My wife's siblings have built 2 house on this land as there own houses they are living in The property is a total of 15 acre and each siblings got a portion of the property.

I've been living JC for 15+ years and have some investment properties in Guttenberg.

Usually when a landlord cannot find qualified tenants but are getting a fair amount of inquiries there's an underlying real estate problem and the qualified tenants simply do not want to live in that location.

You could start by reaching out to any local corporations that do assisted living in your area and see what they are looking for (location, space specs, etc).
