If I wanted to get investor to contribute to down pmt it'd have to be sitting in my account for 2 months. the amount I have saved up right now is $42K I'm a little lost on where to go from here as it likely will not be enough for the property.1.

This assumes that the property is located in a market which has some appreciation, which many now do.From my perspective there are a lot less "moving parts" to owning a note if you purchase correctly and have your servicing set up right, there is inherently less liability since you don't own the property and the risk that come along with property ownership.

If the project is in a desirable infill area this will work out about 30% of the time, if it's an average area I've yet to rope Ina buyer without an agent.Like Jeff pointed out prices of everything construction related are going up right now so unless you can be in and out of your projects in <90 days you run some supply side risk.
