The other key part is always try to get property near the public transportation so tenants can commute easily to there work place. 

If you buy a four bedroom and rent out three, then you will have three roommates that need transportation.

Ok bird dog sounds like mutual benefit I do see potential a lot of the timeIn multiple locations.I'm in auto transportation so I get around alot.

@0mar Sanchez you have to really get a feel of the area, few examples could be is there a boom in contraction in your area, is transportation close by, is it a working class area, how fare from the city, talk to cops and ask about the neighborhood has it change or still going down hill.

Check with the state department of transportation for traffic counts and if the road will be widened.

I like the proximity to a station that you can load onto or off on public transportation.

I found this after searching for 5 mins on a few Facebook community yard sale pages: 1995 4BR already set-up for transport, $9,000.  

If I could do both trust me I would, but our public transportation system here is not like California's unfortunately, and I will have a ride to the REIA meeting.
