@Kody Veit Its so nice to see people throwing around 30-40k like its iced tea on a hot south florida day.

This time a different inspector failed the inspection and has uncovered a ton of issues, $5000+ so far.

Make sure to get an inspection and use that as leverage to negotiate a lower price if some deferred maintenance is uncovered.

However, I'm reluctant to sign on a property without having an exit route should I uncover more repairs than I'm ready to handle. 

Some not-so-nice places are popping up on the market for an affordable price, but in less desirable parts of downtown (14th and Madison was one I was looking at).

With a little extra effort, you may uncover something that would steer you away no matter how good the price.3) What do I have to offer (outside of $$$)?

I have a friend that flips and rents houses here in Omaha that turned me onto BP.I actually kind of backed into my first deal, and didn't even realize it was a deal initially, but it uncovered a passion for real estate that I never knew existed.
