So percentage wise Jacksonville has seen a crazy amount of new supply being delivered which has affected rents.We also manage a portfolio of new construction homes in Palm Coast and Palm Bay and rents for those homes have dropped $25-75 depending upon floorplan and submarket and they’re taking longer to lease up compared to 2 years ago.A lot of Florida is having similar issues of stagnating or dropping rent, but it definitely depends on market, submarket, asset type, etc. 

New irrigation, sod, plants, trees, rocks/shell, paver patio, driveway, exterior lighting, and fence.What made you interested in investing in this type of deal?

Much like the phone systems used to work in hotels with the hotels making a nice spiff on guests when using a hotel phone.or same thing with Power to other type of properties where the owner gets paid to provide the power .

They are in partnership with Obie for Fix & Flip type insurance (builders risk, etc).  

Those type deals can be found when builders are trying to close as many deals as possible before Jan. 

Many kinds of civil cases cannot include lawyer's fees and in your state that apparently includes this type.
