Each state has a Division of Real Estate who oversees broker operations & requires broker's to adhere to incredibly strict accounting procedures, audits and care of all of this money that flows in & out of their hands that is that of the client's (you) or the tenant's.

I believe they have ramifications for releasing these to unrepresented parties, as well.Also, the CAR forms can unnecessarily complicate some simple off-market deals and really create strict timelines and requirements because of the hard-coded language that cannot be redacted. 

They are much more strict on the quality of the home.

Keep this transaction with him strictly business. 

@Jonathan Rilea I am strictly investing in C class SFRs and would say that this particular PM is suited well for that particular market.

I work with strictly C CLASS and D class, self manage.
