Initially I only paid 10%.. but next day I paid full amount, got receipt from sheriff and some paper with stamp on it that says record of sale/interest....To me it seems like this is all clear even at this point deed has not been recorded, I told bank that I paid all the money to sheriff and they'll send the money to bank shortly...Is this all clear now for me to take possession ?

Just got to sign some papers stating it's okay for them to prosecute whoever stole the meter if found.

Show them on paper how much more they could make and how they can spread out any tax liability over the life of the loan balance.The next item will say that you need to contact Real Estate Agent(s) that is experienced in that area and has worked with people that did what you wanna do. 

I have had a tenant in place for almost a year who looked like a bad renter on paper (low credit score, fluctuating income, criminal history, etc) but she turned out to be the dream tenant.

Do they also refill/replenish things (TP, paper towels, etc.)

Signed all the papers, etc... they ask, "who's on the Title?"

Even after asking the rent rolls, financials, T12, etc the most info we could get, could fit in single square of toilet paper.

And do we have to flow the on paper losses to all the members, or can we select the members the losses flow to?

Either should be able to help you with the practicalities of getting the papers in place.The simpler and more streamlined you can make it for the seller the greater chance of success you will likely have.

That being said im now submitting the paper work for an appraisal on another property.
