PM's are like the market themselves, they seem to go up and down in quality to some degree, plus truthfully you'll find some that are more experienced in specific locations than others are.

Those little upgrades can make a big difference in attracting quality tenants.

It is fairly basic compared to other changes in accounting method.

@Joshua DunlapRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?

But they'll cash flow even with property management and I can pull most if not all of my money back out on the refi because of the LTV.So I guess this is the right method for me to be pursuing right now.
