What I recommend is to go to civil court and file, an unlawful detainer suit against the previous owner / Tennant.

Mortgage fraud conspirators who contributed to the real estate crisis of 2008 are still standing in line for punishment.

If the tenants don't pay or leave, then file an unlawful detainer and have them served.  

We are in 2200 square feet here, which isnt punishingly small, but I would like a bonus room that I dont have.I have colleague who live in 2x the house at 1/2 the price in nice suburbs in research triangle NC.  

If either of the notices expired, and he is still there, you can start the Unlawful Detainer law suite to evict him at which time you need to summon him to the court and go through the entire process.

unlawful detained (eviction)'is highly technical and procedural.

6) Do you or any future occupants have a felony, unlawful detainer or eviction on their record?

I may be inclined to wait to actually file the suit for unlawful detainer until after the 27th now that you are so close, but I would definitely serve the 3-day Notice to Pay or Vacate in the meantime.

I would be sure to consult with a landlord/tenant attorney as you are serving notices that will serve as a basis of a potential unlawful detainer action.
