We have two small kids so safety is very important to me.

My degree is my margin of safety & a high paying skill necessasy in our future.I am an international student who’s adjusting his status (getting my green card) this year.

Like others I will focus on bids on plumbing, electric wiring, fire protection circuit board, safety, railing. 

Cash flow today (though it’s nice as a buffer and margin of safety...) and more focused on acquiring great located assets that are lifelong holdings.

I like the safety of being able to exit at the end of 4-5 years and the refinance option to cash out of just refinance for cash flow.
