Hey BP, I'm in the process of closing on a Duplex in Los Angeles, CA and I was made aware days before closing that one of the tenants left in the middle of the night without giving notice.

If you have recessed lights, they will need to be adjusted down a tad to allow for the thickness of the new skim coat if you elect that method.Inglewood is a bit out of my coverage area otherwise I could help you with it as I am a licensed contractor here in N Los Angeles (San Fernando Valley and surrounding areas).

Has the pandemic changed the real estate game in Los Angeles? 

The strange thing was, every time I left Los Angeles and traveled a little distance a water heater in one or another building would go on the blink on a weekend and every tenant would scream about not having hot water and it is difficult to find a contractor who can repair most of these new water heaters with all sorts of new electronic circuit boards and gadgets on them.

I've lived in quite a few large cities in my life--NYC vicinity, Miami Beach, Los Angeles, San Diego, and now Chicago.

I was just in Los Altos Friday night for a meetup and one of the attendees stepped out back of the Pizza joint and fired up a doobie asked if I wanted a hit.. told him if i did that you have to pick me up from the floor..

I live in and house hack in Los Angeles where rent control sucks. 

There are numerous groups out there I'm sure working on the same thing (I know of one in Los Angeles).  

We have one property in Los Alamitos and other one in Buena Park, one fetches great rent and we don’t expect any issues renting other one out too.
