I've finally found something that I would love to do and am very passionate about!

I would have the ducts cleaned, furnace/AC system cleaned as much as possible, change the filter, and then run an ozone machine with fans set up to circulate the air for 48 hours.

For me, there is so much to go off of, but I will list a few:1) A passion for real estate - I love learning about it, talking about it, and doing it.2) Be your own boss (B&I, not E&S)3) Financial Freedom for my wife and I (ability to pursue other interests without a need for financial support from those endeavors4) To help others reach goals (if that is financial or otherwise - we love supporting missionaries and hope to be mid-to-long-term missionaries ourselves someday)

Soon after they moved in we made the mistake of trying to be "good landlords" and accommodated some of their requests, including a new bathroom fan. 

A lot of work needed to be done twice because my contractor was way too much of a fan of unskilled labor than he should have been, and ended up having to do a lot of the work again.
