Curious what made you decided to operate the house yourself instead of Oxford House or another tenant organization who specializes in this?

Thanks to zoom, many musicians are teaching lessons online so they have a wider audience and can operate from anywhere. 

That way, you’ll have control over the operation and might be able to squeeze in a few extra bookings to pad your numbers.

I do however agree with you that there’s no one size fits all approach and depending on the type of business that’s operated and location, the correct strategy may vary. 

After operating 1 rental for 2 years and another for just a few months, I just got notification from the code enforcement at my municipality (whom I had visited in person) that I didn't file a paper correctly and fines are possible.

It's rare to a get a nonrecourse DSCR mortgage without approx 50% down and a ton of credible operating history.

Ask questions about how they operate, and include your specific questions about deposits, in-house maintenance, etc.I think you'll discover that you got lucky and found a professional company the first try.

I'm going to bet that they either blocked or closed the vents in the  master bedroom and there isn't really a problem.Explain to them that you need to get it looked at and if they are not going to organize it, then you are taking matters into your own hand and doing it.
