I wouldnt recommend the DIY kits as I'd want the warranty offered by the specialty guys.Ive run into numerous scenerios where the tile surround was done fairly recently and in excellent shape, and the fixture had been replaced at that time as well, so there was no ready excuse to rip out tub and replace.

As a side note, you probably already know this, but the numerical score provided by TransUnion is not your true FICO score (which is what you want to get).

If you're confident enough with asset segregation in the LLC and not concerned about personal liability, then, just go without.Make tenants carry renter's insurance and reimburse them.Anyway, not that I'm recommending it, but for scenarios where a property is worth 50k in a isolated LLC, I don't see the upside to paying 1k in insurance.Unless you have 300 houses in a war zone, I would not recommend this.

Its easy to slow down when income needs have been met now I am focused on building a war chest for my 7 year old boy that he may attend any school in the nation he chooses when he turns 17.
