I am looking at partnering with my sister with the goal of 1) helping her to buy a house in a the Bay Area 2) tax benefits and investment opportunity for myselfWe are looking at a couple of options - one is a house that shows up in the MLS “coming soon” - they are waiting on some windows to arrive (Covid supply chain problem?) 

We are trying to be proactive about what we need to look for in realtors and contractors before these moments arrive. 

But- remember, this is not how actual comps are calculated - just how I would arrive at some sort of comfortable level.First- is the cost approach ( yes- it's a real comp method - just won't be too accurate in this scenerio).

Soft costs is normally separated on bids, unless you ask for a turn key, but these calculations should be included in the plans, as it is part of the engineering/architectural scope.One thing that I don't understand is how people arrive at 20% as a GC profit.

I myself am somewhat of a numbers guy so ideally someone who has an eye for the modern day design choices (while keeping budget in mind).I just arrived to Columbus this evening so would love to meet folks this week while I'm here.

It would be nice to have the map on my phone say "arrived, destination is on the left"  

What calculation are you doing to arrive at 7%?

If they mail you the rent and it arrives late, you can also remind them late is late.

Which means your building won’t arrive till around December of next year.  

Also don't count on that appreciation until it arrives in your bank account.
