.- Be very relaxed about things that don't matter and VERY FIRM with things that do matter:  I have a 0 tolerance policy for parties, loud noise past 12 pm. etc.

That gap between the seller finance and this past April was filled with research, helping others buy homes, research, Licensed NYS Realtor, forming my llc, more research, a few seller financed deals for me, market collapse, children ( 2 amazing young men 5 & 7) and kinda only half wanting to get involved with being a landlord, did some rehab work, studied, love learning about real estate, wrote out several business plans, networked, kept my business alive, started coaching as a way to generate clients as an agent, withdrew from the daily grind of working for someone else all along the way.
