The things that have helped my clients succeed the most were starting to write offers and moving on deals before the property you are selling closes.

Of course maybe the area will appreciate so much that it will be a good deal for you still.

One of the first deals I had (multi in an up and coming area) my buyer was paying cash and the deal was solid.  

Now, you need to figure out how to find deals and pay for them.

A lot of people say they can't find a good investment in LA, but you are proof that deals can be found.

All being said, most real estate investors advocate that the earlier you can take action and acquire your first deal, the quicker you'll learn.

Speak with the director of development (they're not always titled that way, so just ask for whoever deals with area developments, new construction, rezoning, etc.) to ask if they'd be supportive of your plan.

All our deals have no inspections contingencies, are you okay with that?

Another thing to note is that syndication doesn't really make sense for smaller deals since the compliance costs would be too much of a burden.
