Talk w/ each tenant, work with them if necessary on an increase schedule that won't cause them a financial hardship but helps you achieve the increase.

If you want to move it along, you could offer to waive that cost in exchange for being 100% gone by an agreed upon day/time or even offering some additional financial incentive. 

If your financial situation means you can buy a single property per year, or even a property every few years that is entirely okay.

My recommendation for newbies is to start by setting financial goals and educating yourself.
