If they dont exist or are month to month, you can create a provision in the purchase contract to facilitate a meeting wi th the existing tenants (and owner and realtors) to review and sign new leases with you.

But if they work with you to facilitate marketing and showing, you can probably find a renter before they leave and save both of you from any losses.
