I think many buyers will not want the extra traffic and noise they feel comes with an apartment and that will likely affect marketability.

Tell them you want your deposit back in full plus compensation for them breaking the lease and any extra costs you incurred (eg did you have a cancellation fee for movers-I doubt it as you said you didn't know when you planned to move in).

I don't have a preference for age in terms working with other folks but young can be good from an energy, optimism and having enough time to put in the extra hours when needed (usually a younger person is not going to have a spouse, 2-3 kids and a bunch of other responsibilities).

Sure they add an extra level of protection but in reality how much more than having excellent insurance coverage?

@Jeffery Cooper even if you asked today, plans can change, and that’s too far out to ask unless possibly the reason is you’re not renewing and want to give them extra time to find something else.

I viewed any extra value in regards to the roof etc. as a potential bonus rather than a primary focus.

Occasionally someone left the kitchen/living spaces messy and I would have to do a bit of extra cleaning but not often.

If a lender saves you $200/month on the payment but you spend an extra $8k in fees, you didn't get the terms you think.

I figured that would be the case if something comes up to have a buffer for extra expenses.
