And yes, I have spoken with the IRS extensively about this process. 

Both are great and handle tenant messages, rent collecting, reports, track expenses, and so much more!

I use things like Venmo, CashApp and Meta Pay(facebook) to collect the payments from my tenants who want to use electronic banking.

And REOs are notorious for being non-assignable, so students most likely didn't assign to the company.I don't think there is any magic about the Ohio deals I looked at... older properties, low price because of extensive rehab required, REOs, property with high DOM, in the rust belt, ... leper properties.

But, if you have clear evidence that fraud was committed, you may have legal action against GP, but this is typically hard to prove, and likely going to be costly for you to pursue, and if the deal is already failing, there likely isn't much of anything left to collect anyways.

What if they have collections or judgments?

I was wondering if anyone in Georgia has worked with a good agent that has extensive knowledge of the investment market for short term rentals. 

If Borrower fails to pay these sums prior to, or upon, the expiration of this period, Lender may invoke any remedies permitted by this Security Instrument without further notice or demand on Borrower and will be entitled to collect all expenses incurred in pursuing such remedies, including, but not limited to: (a) reasonable attorneys’ fees and costs; (b) property inspection and valuation fees; and (c) other fees incurred to protect Lender’s Interest in the Property and/or rights under this Security Instrument
