Steve:I understand that 25-yr may be more common (in certain areas), but 30-yr amortizations are available and not terribly scarce (in our experience).That aside, the purpose of my prior quip was to emphasize that amortization and term are distinct.  

Perhaps this should be emphasized more.How is someone to become seasoned if they never move forward becuase they don't have 30 years experience?

...it may also be useful to emphasize that the lease is an X month term, and that if the tenant wants to vacate early, then there will be penalties of X, Y, Z.
