I would do dispositions in a more intelligent manner than just posting on Facebook groups. 

You want to set up your ownership structure properly from the beginning, based upon your ultimate plans for disposition of the property, and there are many legal and tax consequences to consider.  

So I would factor in the costs of disposition (tax consequences, selling expenses, etc - as well as the cost of acquisition of the new property) before I went and swapped like what you are considering.
