I would recommend a different marketing piece every 4 weeks for 5-7 months from past data analysis, but you should test this out for your market and see what works best response rate wise.Also, when you become more advanced you will want to do split testing and other methods.

@Matthew DrouinThat is a great position to be in.Now with regards to the refinancing options and how much you should take out, I'd say it depends on what your plans are.If you are planning on holding onto to that rental for the foreseeable future, you should stress test that property to figure out how much minimum income it needs to generate each month to meet your mortgage payments.That monthly would dictate how much you can conservatively take out after refinancing (and providing that you lender is OK with that too) without exposing yourself.Now if you have other deals that you want to pursue and you need as much cash as you can lay your hands on, you should take out as much as your lender would allow you to.Personally, I'd go for the option 1, especially if you have the ambition is build a sound rental portfolio.

I posted that I am looking to purchase a home for cash...Not sure if this is the norm, but my first reply to my post came in today which simply stated:her name.. the addresses of her 2 properties and her email along with the sentence"looking to sell 2 investment properties"Now I'm not sure if this is the norm to get emails like this... which ends up becoming misleading... or is a true lead.I don't want to celebrate this small win of mine just yet.... as I'm not sure if I am missing something here.To be honest, i JUSt started getting into wholesaling and I am looking to test the waters on Craigslist.

BTW, you take the course, pass the course test, take the state test, then you have to join a brokerage, then you can join the realtors association/MLS.
